Columbia was designed around trees and paths rather than straight streets, and that design is why houses here go green. Homes sit tucked into woodland with pathways running behind them, so one or two elevations get almost no direct sun. In the older villages you also still find original cedar and T1-11 siding from the seventies, which is thirsty, soft and completely unsuited to high pressure.
Covenants are the other Columbia factor. Village associations do enforce exterior appearance, and a house wash is by far the cheapest way to deal with a notice about mildew or a dirty exterior — usually a few hundred dollars against the cost of painting or re-siding.
