Homes along the Route 30 corridor through Hampstead pick up something most houses do not: road film. Traffic throws up a fine grey grime all year and salt spray all winter, and it settles on the front elevation, the porch and the lower siding. It looks like general dirt but it is oily, and rinsing alone will not shift it.
Set back off the road it is a different problem — the wooded lots north and east of town stay shaded and grow algae quickly. Most Hampstead houses need a bit of both: detergent on the road-facing side, algae treatment on the shaded walls.
They are two different jobs, and using the wrong one is how siding gets wrecked. Pressure washing uses force and belongs on hard surfaces — concrete, brick and pavers. Soft washing uses very low pressure plus a cleaning solution that kills mold, mildew and algae at the root, and that is what belongs on siding, stucco and roofs.
The green-black film on the shaded side of a house is organic growth, not dirt. Blast it with pressure and you knock off the surface, drive water behind the siding, and it grows back within months because the roots survived. Soft washing removes it properly and it stays gone far longer. On asphalt shingles, pressure washing strips the granules and can void the roof warranty outright, so a roof only ever gets soft washed.
Book a house wash with us and you get soft washing on the siding with appropriate pressure on the concrete, decided surface by surface. Knowing which is which is our job, not yours.
Local. Hampstead is about twenty minutes north of our Finksburg shop, straight up Route 30. We are not a franchise driving out for the day.
139+ five-star reviews. A straight 5.0 across every job, window cleaning and exterior washing alike.
Insured, and careful with your property. We protect plantings, close up before we start and rinse everything down at the end. No dead shrubs, no soap film left on the glass.
One crew for the whole exterior. Plenty of Hampstead customers have us wash the house and clean the windows in Hampstead on the same visit — cheaper than two companies and done in one morning.
Most Hampstead house washes run $300 to $600 depending on size and how much has built up. Driveways usually run $150 to $300. Send a photo or your address and we will text you an exact price — no site visit needed in most cases.
It can. High pressure cracks vinyl, forces water behind panels and strips paint, which is why we soft wash siding instead. Low pressure and the right solution cleans better and does no harm.
Yes. Road film is oily rather than organic, so it needs a detergent and a proper rinse rather than raw pressure. Houses along Route 30 usually want this done once winter is over.
Every one to two years for most homes. Maryland humidity feeds mold and algae, and the wooded lots north of town grow algae faster than the open ground closer to Route 30. If you can see green on the siding, it is time.
Yes. Those streaks are roof algae and they respond to soft washing. We never put a pressure washer on shingles — it strips the protective granules and can void the manufacturer warranty.
